“Henry, where can I find good real investment deals?” If you’ve ever looked for real estate to buy, you know that it’s available everywhere. Yet, other investors just starting out often ask me this question.
Here’s my answer: There are plenty of places to find good deals. You can find jewels right in your own back yard or hometown. I’ve been investing in California and you might know what that market has been like. The prices have been very high and there is lots of regulation.
Here’s some good news: Now that prices for real estate have dropped in many areas, the opportunities to find good deals are even greater!
Before you decide to look for real estate investment property, I would like to ask you a question: “Where do you want to live?” The best place to start looking is in the area you live or want to live.
Being a long-distance landlord is not usually the best idea. Living close to your properties has many advantages. When you are just starting out, you may be the “handyman” who gets called if your tenant has a maintenance problem. It’s much easier to handle any issues, or to check on your property, if you live within a reasonable driving distance.
Here’s more good news: There are bargains in all types of real estate investments. You get to pick the type of investment that will best suit your lifestyle, skill levels and personality and specialize in that.
You can find bargains in hotels, single family homes, duplexes, multi-family residential units, commercial property, and vacation or resort properties. One of more of these may appeal to you more than the others.
Two of my favorite resources for finding a good deal are the local classified ads and getting a tip from a friend. When I let friends know what type of property I am looking for, they will notify me when they come across one. But, there are many, many resources both on the Internet and off.
The important thing to remember is that you don’t have to look any further than your own hometown–unless, of course, you actually want to move.
